Tight supply is still shaping this market

🏡📊 Here is the one thing that changes what you should do right now. Pending sales in this market outnumber active listings. That is not a typo.

The Real Estate Data Aggregator counted 885 homes for sale and 968 pending sales across these ZIP codes in the three months ending August 31, 2026. For homeowners, that means a well-priced home can still draw real interest. For buyers, some parts of this market may still feel tight even as more listings show up elsewhere.

Nationally, the picture looks different. Realtor.com reported active listings topped 1.16 million homes for sale nationally in September 2026. That is a lot of supply, but it is not here.

Rates are a real factor right now

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. Realtor.com noted mortgage rates climbed above 7% for the first time since January 2025. That matters for what buyers can afford and how many are active.

New listings are coming in, but not fast enough

The Real Estate Data Aggregator counted 1,174 new listings across this market in the three months ending August 31, 2026. That sounds like a lot. But with 968 buyers already under contract, the math stays tight.

Where prices moved year over year

Most ZIP codes saw prices rise compared with the same three months in 2025. A few dipped a little. The Federal Housing Finance Agency reported U.S. house prices rose 2.6 percent from July 2025 to July 2026. Several ZIP codes here outpaced that.
