Sales rose even with less inventory in Primary buy box (3)
Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. Rates that high slow a lot of markets. This one kept moving.
The Real Estate Data Aggregator counted 64 homes sold across ZIPs 07722 and 07727 in the three months ending July 31, 2026. That is up 28% from the same months in 2025. Buyers showed up even with borrowing costs above 7%.
At the same time, the Real Estate Data Aggregator counted only 45 homes for sale, down 15.1% from a year before. Fewer choices mean more competition when a home comes up. That is the plain truth for buyers right now.
ZIP 07722: prices jumped, homes still sold fast
The Real Estate Data Aggregator put the median sale price in ZIP 07722 at $1,725,000. That is up 26.1% from the same period in 2025. Homes still sold in a median of 15 days, unchanged from a year ago. Buyers are paying over list: the average sale came in at 102.6% of asking price. That ratio slipped 1.3 points from last year, so not every home drew a bidding war. Still, 57.1% of homes sold above list price, per the Real Estate Data Aggregator.
That 57.1% is down 10.8 points from 2025. So fewer homes drew competing offers than a year ago. But more than half still did. The Real Estate Data Aggregator also counted only 23 homes for sale in 07722, down 4.2% from 2025.
ZIP 07727: more sales, prices eased a little
In ZIP 07727, the Real Estate Data Aggregator counted 29 homes sold, up 31.8% from 2025. The median sale price dipped to $792,500, down 5.4% from a year before. Prices eased a little, and that may be part of why more homes moved. Homes sold in a median of 18 days, 6 days shorter than last year. Buyers paid 101.6% of list on average, up 1.5 points from 2025.
The Real Estate Data Aggregator also showed 55.2% of ZIP 07727 homes sold above list price, up 18.8 points from 2025. That is a real shift. Pending sales in 07727 jumped too, up 128.6% from the same period last year.
