Primary market still moved 2,403 homes even with rates above 7%
2,403 homes sold. 2,481 pending. Rates above 7% and this market kept moving.
Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is real. It changes what buyers can afford. But the Real Estate Data Aggregator counted 2,403 homes sold across the Primary market in the three months ending August 31, 2026. Another 2,481 were pending. High rates have slowed some plans. They have not stopped this market.
The National Association of Realtors reported that existing-home sales fell 2.0% month over month in August 2026 nationally. Year to date through August, they were still up 1.6%. So the national picture is mixed. Here, the numbers held up.
Where prices moved up
Most ZIP codes in this market saw prices hold or rise. A few stood out. The Real Estate Data Aggregator put the median sale price in ZIP 08721 at $645,000, up 10.9% from the same three months of 2025. ZIP 08758 came in at $567,500, up 23.4%. ZIP 07760 reached $2,475,000, up 39.3%. Not every ZIP moved that way, and those swings deserve a closer look by address.
Where prices dipped a little
A few ZIPs did see prices ease. The Real Estate Data Aggregator showed ZIP 08755 at $432,500, down 8.4% from a year ago. ZIP 07733 came in at $1,115,888, down 5.4%. ZIP 08757 slipped to $352,750, down 0.6%. Prices dipped in those spots. Homes still sold. That is worth knowing before you set a number.
How fast homes are moving
Speed varied a lot by ZIP. The Real Estate Data Aggregator counted a median of 15 days on market in ZIP 07760 and 16 days in ZIP 07746. ZIP 08758 took a median of 48 days. Realtor.com reported that nationally, homes are spending 1 fewer day on the market than a year ago. In several ZIPs here, the drop was bigger than that.
Above-list sales: some ZIPs are still very competitive
In ZIP 07751, the Real Estate Data Aggregator found that 70.7% of homes sold above list price, up 26.3 points from a year ago. ZIP 07746 came in at 63.9%, up 13.1 points. ZIP 08734 hit 59%. On the other end, ZIP 08757 was at 22.6%, down 8.9 points. Not every home sold fast or over ask. The ZIP code tells part of the story. The street tells the rest.

The rate picture, honestly
Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year came in at 6.73%. Realtor.com noted that rates reached their highest level in nearly three years, at 7.28%, as of October 8, 2026. CNBC reported rates hit above 7.5% at their recent peak. That is a real cost. Redfin reported that 12.2% of home sellers in the Newark, New Jersey area dropped their asking prices as of September 30, 2026. That is roughly 1 in 8 sellers. Most held their price. But some adjusted.
The National Association of Realtors put the national months' supply at 4.9 months, the highest level in over ten years. Here, most ZIPs ran well below that. ZIP 08731 had 2.1 months of supply. ZIP 07760 had 1.5 months. ZIP 08724 had 2.0 months. ZIP 08092 was the outlier at 7.7 months, though only 6 homes sold there in the period.
- Rates are above 7% and that is real.
- But the Real Estate Data Aggregator counted 2,403 homes sold and 2,481 pending across this market in the three months ending August 31, 2026. Most ZIPs had under three months of supply.
- Many saw prices rise.
- A handful saw prices ease.
- Speed and competition vary a lot by ZIP, and even more by street.
