One part of the Primary market is moving fast and over asking
Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. That is a three-year high. Most people hear that and assume every market slowed down. Not every ZIP code did.
These numbers cover the three months ending August 31, 2026, per the Real Estate Data Aggregator.
ZIP 07760: the fastest, highest-priced corner of the market
The Real Estate Data Aggregator counted 51 homes sold in ZIP 07760 in the three months ending August 31, 2026. The median sold for $2,475,000. That is up 39.3% from the same months of 2025.
Nearly half of all homes in 07760 sold above asking price, per the Real Estate Data Aggregator. A year ago, that share was 25.3 points lower. Buyers there are competing hard, even at these prices and this rate.
1.5 months of supply means sellers hold most of the cards. There are simply not enough homes for the buyers who want them.
How 07760 compares with the rest of the Primary market
Across all 20 ZIP codes, the Real Estate Data Aggregator counted 2,403 homes sold and 2,079 for sale in the three months ending August 31, 2026. That is a much bigger pool, with more varied results.

What the national picture says, and why local still matters
The National Association of Realtors reported 3.99 million existing-home sales nationally in September 2026. Prices rose just 1.3% nationwide that month. That is a slow national pace.
Realtor.com reported for-sale listings growing nearly 7% year over year in the U.S. for the week ending October 10, 2026. More listings nationally does not mean more listings in every ZIP code here.
In ZIP 07760, new listings rose 60.6% from a year before, per the Real Estate Data Aggregator. More homes came to market, and buyers absorbed them fast. That is a local story the national numbers do not tell.
