Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Here, one ZIP code tells a very different story.

New Egypt (08533): the tightest supply in the market

The Real Estate Data Aggregator counted just 1.2 months of supply in New Egypt (08533) for the three months ending August 31, 2026. That is down 2.5 months from the same period in 2025. Only 16 homes were for sale, down 48.4% from a year before.

For sellers, that kind of supply can support strong terms. For buyers, it means less room to wait when the right home comes up.

Higher rates have pushed more sellers nationally to cut prices. Realtor.com counted 20.8% of listings with price cuts in September, and active listings nationally topped 1.16 million homes.

In 08533, new listings fell 14.7% from a year ago, per the Real Estate Data Aggregator. Demand held up: 31 pending sales in the period, up 6.9% from 2025. Supply shrank while buyers kept coming.
