National price growth was modest, but some parts of this market moved very differently

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That number hides a lot. In this market, some ZIP codes beat it by a mile. Others went the other way. A national headline tells you very little about your street.

These numbers are from the Real Estate Data Aggregator, covering the three months ending July 31, 2026. Read them with that date in mind.

Where prices rose the most

Three ZIP codes stood well above the national number. The Real Estate Data Aggregator counted a median sale price of $825,000 in ZIP 08514, up 37.5% from a year before. ZIP 08730 hit a median of $1,424,500, up 31.4%. ZIP 07755 reached $1,150,000, up 33.7%. Those are not modest gains.

Where prices slipped

Not every ZIP rose. The Real Estate Data Aggregator shows ZIP 07762 had a median sale price of $999,500, down 13.1% from a year before. ZIP 07750 came in at $1,299,000, down 13.4%. ZIP 08533 landed at $580,000, down 5.7%. ZIP 07724 dipped to $655,000, down 4.4%. ZIP 07719 edged down 0.5% to $741,250. Prices slipped in these spots even as other parts of the market climbed.

The spread across this market

The Real Estate Data Aggregator counted 936 homes sold across this market in the three months ending July 31, 2026. There were 878 homes for sale and 1,233 new listings. Demand was real. But it did not lift every ZIP equally.

What the national picture misses

The Federal Housing Finance Agency put national price growth at 2.6% for the year ending July 2026. Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com reported price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Those are real pressures. But ZIP 08514 still jumped 37.5%. ZIP 08730 jumped 31.4%. Local conditions are doing their own thing.

Freddie Mac also put the 15-year fixed rate at 6.60% as of October 1, 2026. Realtor.com noted mortgage rates climbed above 7% for the first time since January 2025. Rates matter. But so does which street you are on.

In short
  1. The Federal Housing Finance Agency says U.S.
  2. prices rose 2.6% over the past year.
  3. The Real Estate Data Aggregator shows this market ran from down 13.4% to up 37.5%, depending on the ZIP.
  4. One number does not tell your story.

One street can read very differently from the whole ZIP code. If you want to know where your home sits in this picture, I am glad to show you.
