More homes for sale, but deals are still getting done
🏡✨ 1,389 homes for sale right now across our market, up 12.3%!
That is the one number every seller in Toms River should sit with. More choices for buyers means your pricing and prep matter more than they did a year ago. These numbers cover the three months ending July 31, 2026.
The Real Estate Data Aggregator counted 1,327 homes sold across our ZIPs in those three months. That is down only 0.8% from a year ago. More homes came to market, yet buyers kept showing up. Deals are still getting done.
Rates are a real headwind, but not a stop sign
Freddie Mac put the average 30-year fixed rate at 7.28% on October 1, 2026. That is real money added to a monthly payment. Realtor.com noted rates crossed 7% in late September for the first time since January 2025. Higher rates slow some buyers down. They do not stop the market.
How each ZIP stacked up
Not every corner of Toms River moved the same way. Here is what the Real Estate Data Aggregator counted, ZIP by ZIP, for the three months ending July 31, 2026.

| Price change vs. year ago | +8.2% | +4.3% | -0.9% | +22.8% |
| Homes sold | 249 | 94 | 33 | 49 |
| Days on market | 21 | 23 | 21 | 39 |
Where buyers moved fast
The Real Estate Data Aggregator showed ZIP 08722 had a median of just 16 days on market. That was 7 days shorter than a year ago. More than half the homes there, 52.8%, sold above list price. ZIP 08721 was close behind: 42.6% of homes went under contract within two weeks of listing, up 14.8 points from a year ago.
Where sellers need to be patient
ZIP 08755 saw its median sale price drop 9.5% from a year ago, to $439,000, per the Real Estate Data Aggregator. Homes for sale there rose 20%. That is a more buyer-friendly mix. ZIP 08757 saw inventory jump 48% and the share of homes selling above list fall 7.8 points. Not every home sold fast, and pricing mattered more.
Nationally, about 21% of U.S. home sellers dropped their asking price in the four weeks ending September 20, 2026, according to Realtor.com. That is a useful reminder: the right price from day one still beats a cut later.
Pending sales say buyers are still in the game
The Real Estate Data Aggregator counted 1,512 pending sales across our market. That pipeline is healthy. Buyers are still writing offers, even at 7.28% rates.
What this means for you
For buyers: 1,389 homes for sale means more options than a year ago. You have a little more room to compare. For sellers: 1,835 new listings came to market in the same period. Yours has to stand out. Price, condition and timing all count more when there is more competition.
- More homes on the market, rates at 7.28% (Freddie Mac, October 1, 2026), and yet 1,327 homes still closed.
- The market is not stalled.
- It is just more honest about price.
- One street can read very differently from the whole ZIP code.
- Your home's story depends on your block, not just the big number.
